How much rent can an ADU make in Atlanta?

Updated October 2026

As of October 2026, Zumper lists average Atlanta rents of about $1,460 for a studio, $1,619 for a one-bedroom and $2,007 for a two-bedroom. Apartment List's latest Atlanta report puts the one-bedroom median lower, at about $1,539. A small ADU will usually rent somewhere in the studio to one-bedroom range, depending on location, size and finish.

What do current Atlanta rent reports show?

StudioAbout $1,460Not reported
One bedroomAbout $1,619About $1,539
Two bedroomAbout $2,007About $1,540

The two sources measure differently and do not agree, especially for two-bedroom units. Apartment List reported overall Atlanta rent up about 0.3% year over year. These are city-wide figures for apartments, not ADUs specifically, and we did not find a published survey of ADU rents in Atlanta.

What sets an ADU's rent?

  • Neighborhood. City-wide averages hide wide gaps between neighborhoods, so local listings matter more than the headline number.
  • Size. City of Atlanta detached ADUs are capped at 750 sq ft as of October 2026, which puts most in studio or one-bedroom territory.
  • Privacy. A detached unit with its own entry and outdoor space competes well against apartments.
  • Parking and laundry. Tenants pay for convenience.
  • Utilities. Whether rent includes them, and whether the unit is separately metered.

Can the main house and the ADU both be rentals?

In the City of Atlanta, a third-party summary of the code updated in October 2026 reports no owner-occupancy requirement, so both can be rented long term. Decatur is different: the owner must live in one of the units at least eight months a year and cannot collect rent on the unit they live in. Rules in other cities vary.

What about short-term rentals?

Atlanta regulates short-term rentals through a separate ordinance with registration and licensing requirements, and those rules have changed over time. Check the current rules with the city before you plan around nightly rentals. HOA covenants may also ban them.

How long does it take to earn back the cost?

It depends on the build cost, financing, rent, vacancy, taxes, insurance and maintenance. As a rough illustration only: a unit costing $150,000 that rents for $1,500 a month grosses $18,000 a year before expenses. Run your own numbers with real quotes; our cost guide has published ranges.
